shape of the world, The World, Dubai is an offshore project by Nakheel
superseding common comprehension. When complete, the islets of The
World will function as private dwellings, estate homes, dream resorts
& community islands of the rich and the famous. The first phase of
this mammoth project involving land reclamation is on track to be
completed by the end of 2008.
The Location
Encircled by an oval breakwater, The World, Dubai covers a total area
of 931 hectares (9 km in length & 6 km in width), and is set to
extend Dubai’s coastline by an additional 232 kilometres of beachfront.
The island group is just 4 kilometres off Jumeirah, close to the
man-made marvel, Palm Jumeirah. Lying 25°13 north; 55°10 east the Dh6.6
billion project is sandwiched between Burj Dubai & Port Rashid.
The Islands
Each island of
The World ranges from 250
to 900 thousand square feet (23.2 to 83.6 thousand square meters) in size, with
50 to 100 metres (164 to 328 feet) of water between individual islets.
All islands of The World are available as contiguous plots with land and
water areas, enabling private developers to develop their own environment
within them. Also, tenants are allowed terraforming, i.e. sculpting
re-claimed land by merely moving the sand within pre-designated setbacks and
regulations. Using this technique, they can create unique features like private
beaches, coves, harbours and marinas.
The World, Dubai
is demarcated into residential, resort & commercial islands.
Resort : Resort islands are home to hotel and
resort developments that may also include residential and limited commercial
uses. Land parcels are conveniently located near marinas providing the ideal
location for an array of holiday escapes, from intimate boutique hotels, spa
sanctuaries or world-class resorts.
Commercial : Strategically located & adjacent
to major transportation centers as well as navigation channels, the commercial
islands of The World, Dubai
will offer an array of retail venues and varied shopping offerings. Fine
dining, casual seaside cafes and leisure options will also be available for
residents and guests of developments.
Coral Island - It is
the first island of The World, Dubai to be developed by Nakheel; covers
an area of 73 hectares (7.86m sqft) and is located across 20 connected
islands in the North American 'region' of master development; 3 main
elements include a marina village, a specialist spa hotel, and a
residential project.
Oqyana - This collection comprises 19 islands that represent Australasia
Perseus Resort/Spa
- Managed by Perseus Property Management Ltd, the 2 islands are
evocative of Rostov & Orenburg in Russia; this district is part of
the Euro-Asia segment of The World. The islets flaunt Greek
Mediterranean Island style of architecture.
Jasmine Gardens - This is a residential island resort project on the Thailand Island of The World.
Transportation
The only means of transportation among the islands
of The World, Dubai & mainland Dubai will be via marine or air
transport; water taxis and ferries will handle a large portion of
transportation to & fro; however, a majority of property owners
could own, maintain, and or operate a boat. In addition, the incumbents
can commute to & from the mainland via air.
All the islands of The World, Dubai are serviced by Marinas - public, commercial & private.
Island Marinas - These will service estate or customers of resort islands.
Commercial Marinas – They are best-suited for resorts/high density/multi-family developments.
Public Transportation Hub Marinas
- The 4 transportation hubs provide the space to accommodate public
marinas of which a percentage of berths can be designated for island
owners.
Mainland Hub Marinas
– The 4 Hubs accommodate various requirements of The World, Dubai such
as vehicle parking, shopping amenities, islands’ critical public
facilities like security, emergency & health care services. These
nodes limit travel time to 15 minutes to any island within the
